Purchase In Martinhal


Payment of €5,000 reservation fee (refundable to signing of Promissory Contract). Upon signing the promissory contract the balance of 10% of the purchase price (less the reservation fee) is payable.
Progess Payments: A further payment of 15% is due in Dec '08. The final payment of 75% of the purchase price is due on completion - scheduled for early 2010.
Completion: Completion of the contract will take place soon after the issue of the habitation licence. The habitation license is issued when all the works have been completed on the units, the infrastructure and the facilities on the plot.

Leaseback Opportunities


100% leaseback: (ideal for investors).
Upon legal completion 4WSA will enter into a leaseback of the property, taking this into the 4WSA Resort Property Portfolio. The leaseback is for a 10 year period, yielding 4% of the purchase price each year, net of all management and maintenance costs.
4WSA will:
Provide all furniture, fixtures and fittings necessary to let the property as a part of the resort, although these will remain the property of 4WSA.
Pay all service charges and other outgoings, inclduing the Martinhal Sports Club membership.
Retain the right to terminate the leaseback at the end of year 5.
For some of the units, 4WSA will grant the owner a right to use the property or similar, subject to availability for one peak week and three low season weeks subject to servicing cost only. These owners weeks may also be utilised by friends and family.
The 100% Leaseback Option is only available for the Ocean View and Garden Cottages.
Seasonal Leaseback: (Ideal for owner-occupiers)
Subject to contract 4WSA will take a leaseback of your property in the resort portfolio for an agreed and consecutive number of weeks during the high season (May to October) for a minimum of 16 weeks and a maximum of 24 weeks. Your property will need to be furnished and fitted according to the opera guidelines. You will remain responsible for all outgoings during the leaseback (including Martinhal Sports Club Membership) except power, refuse & telephone.

Payment Schedule


A €5,000 deposit will secure the property fully refundable to signing of Promissory Contract.
Balance of 10% of purchase price (including the initial €5,000) payable at promissory contract - usually about 2 months from initial deposit.
15% in Dec '08.
75% on completion of property - est early 2010
